Site Evaluation & Analysis
We review the physical and regulatory characteristics of a property to understand opportunities and constraints before design begins. This includes existing conditions, access, utilities, and known limitations so early decisions are informed and risk is reduced.
Zoning Analysis
We analyze applicable zoning regulations to determine what can legally be built on a site. This includes use, bulk, setbacks, height, FAR, parking, and special district requirements, providing clarity on feasibility.

Architectural Design & Planning
We develop architectural solutions that align client goals with regulatory, spatial, and technical requirements. Design work progresses from early concepts with the production of high-quality visualizations that communicate design intent clearly to owners, stakeholders, and agencies.
Construction Documentation
We prepare detailed drawings and specifications required for permitting, pricing, and construction. These documents define scope, materials, assemblies, and coordination across disciplines to support accurate approvals and execution. We evaluate applicable building codes and regulations to review compliance and identify risks. This includes occupancy, construction type, egress, fire protection, and life-safety requirements relevant to the project scope.
Construction Administration
We support the construction phase by reviewing submittals, responding to RFIs, and observing progress for general conformance with the contract documents. This helps maintain alignment between the approved design and the built work.
Owner Representation
We act on behalf of owners to help manage consultants, coordinate information, and track progress across design and construction. Our role is to provide clarity, oversight, and informed guidance so decisions are made with confidence.
